Requirements
Application Process:
- Every adult (18+) must complete an application and pay the application fee.
- All applicants must qualify or a cosigner is needed.
Income Criteria:
- Combined income must be 3 times the rent amount.
- Six months of consecutive employment.
The following are acceptable forms of income:
- W2 employment or self-employment.
- Section 8 assistance covering full rent.
- Alimony or court-ordered child support.
- Social Security or Disability benefits.
- Trust or pension funds.
- New employment: Acceptance of an offer on company letterhead, including start date and salary.
- If employment is less than 6 months, credit score must be 650+
Credit Evaluation:
- Minimum credit score of 600.
- No past-due utility bills in the last 12 months.
- Ability to transfer utilities into at least one applicant's name.
- No money judgments to previous landlords.
- Bankruptcies must be discharged and 3 years of good payment history.
- No more than two accounts in collections.
- Private landlord reference requires lease and ledger.
- Positive rental history needed if no credit score; deposit increases to 1.5x rent.
Background Check:
Disqualification for:
- Eviction in the last 10 years.
- Felony charges or convictions in the last 10 years.
- Registered sex offender.
- No more than two misdemeanors in the last 7 years.
Required Documents:
- Valid Identification (2 forms of ID)
- Valid Social Security Number or ITIN.
- Last 4 pay stubs.
- Latest tax returns (all pages).
- Copy of two most recent bank statements showing payroll deposits.
- For self-employed, provide 4 months of bank statements.
Deposit and Holding:
- Security deposit due within 24 hours of approval, paid with certified funds.
- For approved applicants, we will hold a unit for up to 7 days.
Cosigner Requirements:
- Credit score of 700 or higher.
- Income at least 4 times the monthly rent.
Pet Policy:
- For pet-friendly units, a non-refundable pet fee (1/2 month's rent plus $50/month) is due at signing.
- Dog must be under 40 pounds.
- Aggressive breeds such as, but not limited to, Staffordshire Terrier (Pit-Bull), German Shepherd, Rottweiler, Doberman Pinscher, or any other such breeds are not allowed. This is an home owners insurance contingency and is not up to the property owner.
Other Requirements:
- All units are non-smoking, inside and outside.
- Renters insurance is mandatory. Your current auto insurance is able to provide this policy.
Section 8 Vouchers and Other Assistance:
- All applicants must have a monthly income that is at least equal to the monthly rent amount.
- Applicants using Section 8 vouchers or other assistance must include their complete packet with their application and indicate on the application that they are using Section 8.
- Applications will not be considered complete without the necessary paperwork.
Holding Fees
- Approved applicants, including those using subsidy vouchers, may place a holding fee equal to one month's rent to reserve a unit only after the required inspections have been completed and approved.
- Once the inspection is accepted and the holding fee is paid, the application process will proceed as usual.
- Applicants will receive a "Pending Application and/or Approved Application" email with instructions to submit the holding fee within 48 hours.
- The holding fee reserves the property for up to 30 days.
- If the applicant does not move in within 30 days, the holding fee will be forfeited, the application canceled, and the property re-listed for rent.
Continued Marketing
- Properties without a paid holding fee will continue to be marketed to other qualified applicants.
- The property may be leased to subsequent approved applicants who complete the application and holding fee process sooner.
